The Village Board and residents have argued over the benefits and drawbacks of the development for nearly three years with those in favor hoping for increased tax revenue and economic growth and those opposed concerned with traffic problems and other quality of life problems for Dobbs Ferry and Ardsley.

The project, which includes residential apartments, a movie theater, commercial space and roadway and infrastructure improvements, is at Lawrence Street along the Saw Mill River Parkway bordering Dobbs Ferry and Ardsley.

The Board of Trustees resolution outlined the approval of the project in its entirety, including environmental mitigation, all financial terms and conditions as agreed with developer, outline of infrastructure improvements and incorporation of Planning Board recommendations

In a vote of 5-2, the Village Board also passed two additional resolutions approving certain easements and land swaps related to the project, which will allow and require all roadway and infrastructure improvement to be completed prior to the construction of any buildings.
